I’m not real sure how to interpret “gap around the shaft that would let water in”. Did he comment about the status of the cutlass bearing? All boats have a gap around the shaft that lets water in. George, I’ve never needed to do anything with the coolant lines so I can’t help you there. To me, it seems a bit extreme to replace the compressor unit because of a loud cooling fan (not to mention expen$ive). If you're standing at the helm facing forward, turn the key aftward (toward you) as far as it will go. That is the glow position for the key. There should be no buzzers at this stage. Jim I'm dealing with the same problem on my unit. Taking the door off to access the gasket on the hinge side is a pain. I've had problems with the gasket staying put after applying adhesive. A couple of things come to mind - the strainer on your AC water pump may be clogged. If that looks normal your water pump may be failing. This happened to me several years ago. If the compressor/condenser overheats, the unit will shut down until the temp returns to normal.

Jim, it sound like you have check/replaced the obvious stuff. These are low probability suggestions but have you checked the fuel tank vent for obstructions? Pretty slick idea on storing the spare belt. The only downside I see is the belt being subjected to the higher heat of the engine compartment.
